Units 5-11 Building Upgrades (Walls, HVAC, Water)
Project Overview
The Units 5–11 upgrade is the most significant improvement project on the Powered Storage campus to date. It transforms a row of legacy C-grade units into premium, climate-ready spaces that match the standard our tenants have come to expect.
The work is phased unit by unit, so neighboring tenants see minimal disruption while construction moves steadily down the building.
Structural and Wall Upgrades
Each unit is being taken from a C grade to an A grade finish. Interior walls are reframed, sealed, and insulated to improve durability, security, and temperature stability.
New partition walls give every unit a clean, finished appearance, and reinforced entry points add an extra layer of protection for the goods stored inside.
Water and Sewer Infrastructure
A new water and sewer line runs along the front of the building, fed through a series of risers. Additional risers extend to the rear of the row, using fewer tap points to keep the system simple and easy to maintain.
This utility backbone opens the door to per-unit water access and future wet-use tenancy wherever permitting allows.
HVAC and Climate Control
Every unit receives a dedicated HVAC fan to manage airflow, humidity, and temperature. Reliable climate control protects sensitive inventory and makes the units far more comfortable to work in year round.
Zoned controls mean tenants condition only the space they are actively using, which keeps operating costs down.
Bathroom Solutions
We are evaluating three approaches to private restroom access: a shared centralized location, modular units dropped in per space, or hard-walled facilities built directly into each unit.
The final choice balances tenant convenience, permitting requirements, and long-term maintenance.
Timeline and Next Steps
Phase one covers Units 5 through 8, with the remaining units following as each section is completed. Estimated total investment for the project is $95,000.
Permitting review is underway, and construction milestones will be shared with tenants as soon as they are confirmed.
